Cap Cana is entering a major new growth cycle

Cap Cana is in the middle of one of the largest privately driven development expansions in the Caribbean. Per development information presented by Cap Cana, the destination had roughly 9,780 operating hotel and residential rooms/keys as of June 2026, with a further 9,363 already under construction.

By 2030 it projects about 24,907 operational rooms and keys — roughly 2.5× today’s operating inventory — including some 1,600 new hotel rooms and 13,000 new residential rooms/keys. That build-out is backed by heavy institutional and private capital: about US$4.8B invested by December 2025, rising to a projected US$7.5B by 2030.

For a limited-supply homesite on Punta Espada, an investment base of this scale should keep pulling demand toward luxury villas, finished residences and well-located development parcels.

What This Means For Lot 104

Growth on the demand side. Zero growth on the supply side.

Every one of the roughly 15,000 rooms and keys Cap Cana projects to add by 2030 represents new affluent visitors and residents arriving inside the gates, year after year — each a prospective villa renter, buyer, or future bidder for a finished estate. Regional data already shows demand outpacing new supply across the Dominican Republic’s hotel market.

Meanwhile, the asset class Las Palmas 104 belongs to cannot expand. Estate lots on Punta Espada with a permanently protected 270° panorama are a fixed — and shrinking — supply. More than 90% of Cap Cana’s property is already sold, and the parcel protecting this lot’s view is owned by Cap Cana itself and cannot be built on.

The 9,363 keys under construction today also carry a timing implication: buyers who wait are buying after the St. Regis-era repricing of the destination, not before it. The build-out is funded, underway and visible from the lot.
